All reservations are subject to one of the following:

1) Reservations made more than three (3) weeks from arrival date:

Cancellations received more than three (3) weeks prior to you arrival, a processing fee of $25 dollars will be deducted from your deposit and the balance will be refunded.

2) Reservations made less than three (3) weeks prior to arrival:

Reservations that are less than our normal three (3) weeks cancellation policy will have twenty-four (24) hours in which to cancel from the time your reservation was made. A processing fee of $25 dollars will be deducted from your deposit and the balance will be refunded.

3) Reservations made within twenty-four (24) hours of your arrival:

If you cancel by 6:00 pm the day prior to your arrival date, a processing fee of $25 will be deducted from your deposits and the balance returned to you.

4) Cancellations received after the allotted time has passed on any of the above:

Your entire reservation must be re-booked by another party before any refund can be made. Any refund will still incur the $25 processing fee.

There are no refunds for early departures.

Hurricane Season

If Key Largo is under an evacuation notice any reservations can be rebooked with no penalty or a total refund will be made.
